The Water Garden in Santa Monica, CA
was honored with the 2004-2005 International Office
Building of the Year (TOBY) Award at the Building
Owners and Managers Association (BOMA) International’s
annual North American Commercial Real Estate Congress
and The Office Building Show held in June. A Class “A” trophy
project managed by TCC, The Water
Garden was recognized for excellence in office building
management and operations.
The project first had to win both local and regional
competitions to advance to the international competition.
Judging was based on community impact, tenant/employee
relations, energy management systems, accessibility
for disabled people, emergency evacuation procedures,
building personnel training programs, and overall
quality indicators. A team of expert industry professionals
also conducted a comprehensive building inspection.
In 2002, BOMA honored The Water Garden with the Building
of the Year Award for Outstanding Suburban Office
Park. BOMA annually recognizes excellence in building
management and operations by bestowing the award
on a local level as well as regional level.
The Water Garden competed amongst a field of leading
buildings in the region and went on to win “Best
in Class” for the
2003 Regional Building of the Year Awards. In both
competitions, The Water Garden’s
management and operations, tenant relations, energy
management, emergency evacuation policy and procedures,
project accessibility and ADA compliability as well
as community service, were evaluated and honored.
In 2004, The Water Garden management team was honored
at the annual TCC Property Management
Conference. The team was given the 2003-2004 "Exceptional
Performance in Management" Award.
